Inside SouthMED: TMG’s Vision for Egypt’s Mediterranean Future

When Talaat Moustafa Group and the Egyptian government Unveiling SouthMED At a joint press conference in July 2024, the numbers alone were enough to give the chamber pause. Total investments worth 1 trillion Egyptian pounds, a land area of ​​23 million square meters, and a declared ambition to position the project as a global destination in the southern Mediterranean. Within twelve hours of opening reservations, the project has already achieved more than 60 billion Egyptian pounds in initial reservations.

This response reflected not only the demand for premium coastal properties in Egypt, but also confidence in the developer behind it. Talaat Moustafa Group has spent more than five decades building integrated urban communities from the ground up, from Al Rehab and Madinaty in eastern Cairo to Celia and Nour near the New Capital. SouthMED represents the group’s first major foray into the North Coast, and it is approaching the project on a scale that sets it apart from anything previously attempted on Egypt’s northwest coast.

What is SouthMED

Strategic location at Kilo 165 Alexandria-Matrouh Road, SouthMED enjoys its proximity to major coastal destinations and is located just minutes from El Alamein International Airport, providing easy access for residents and visitors coming from all over Egypt and abroad. The location places it along the northwest coast, which has seen significant infrastructure investment in recent years, making the project benefit from the region’s continued growth as a residential and tourist corridor.

The masterplan is designed as a fully integrated community, combining a diverse mix of residential options – apartments, chalets, twin houses and stand-alone villas – alongside hospitality, leisure, commercial and leisure components designed to sustain activity throughout the year rather than seasonal peaks. At the heart of the project is a waterfront on the Mediterranean Sea measuring approximately eight kilometers in length, one of the most expansive private coastlines of any development on the northern coast. The project is complemented by a large marina designed to accommodate yachting and marine tourism, international commercial and retail areas, premium hospitality and hotel facilities, a world-class golf course, and major leisure and entertainment attractions that establish the project’s position as a destination rather than a residence.

Because the building footprint is intentionally limited to a small portion of the total land area, the masterplan prioritizes open space, landscaping and water features. The result is a density profile that keeps the coastline and green areas as the dominant experience, rather than the buildings themselves.

Importantly, the development’s approach to indoor mobility reflects a broader commitment to environmental responsibility. SouthMED includes an electric bus transit network across the site, reducing reliance on private vehicles within the community and keeping emissions low. Cycling paths and jogging paths connect different areas throughout the project, providing residents and visitors with alternatives to motorized transportation while reinforcing the project’s focus on active, outdoor living along the Mediterranean coast.

Construction progress

Development work on the first phase continues to progress at a rapid pace. Construction work on the residential areas, infrastructure networks, roads and utility systems is progressing, with the scope of works designed to ensure the project is fully operational from day one for resident occupancy rather than relying on post-handover services. Progress has been made on several areas of the villas and chalets, while work on the marina remains a central and technically complex focus of the project’s current construction programme.

Phase 1 covers a large portion of the overall masterplan and is designed to deliver a complete and integrated living experience from the start. The focus on providing infrastructure and services in parallel with residential units reflects the well-established approach followed by Talaat Moustafa Group in its large-scale urban projects, where from day one the quality of the community has been a consistent part of the group’s offerings.

A new standard of ownership

As the construction program at SouthMED progresses, TMG is preparing to roll out the third phase of the project with a payment plan that the developer describes as unprecedented on the North Coast.

Prospective homebuyers will be able to secure units through installments of up to 15 years, a horizon that significantly expands the profile of buyers who can realistically participate in the project.

The structure reflects a deliberate effort to combine a world-class destination with greater purchasing flexibility, opening SouthMED to a broader segment of buyers without compromising the premium location of the project itself. By expanding the potential for ownership over a longer horizon, Phase 3 sets a new standard for both affordability and investment accessibility on Egypt’s North Coast.

The bigger picture

Southmead Talaat Mostafa Group’s expansion into Egypt’s northern coast marks decades of developing large-scale urban communities elsewhere in the country. Building on the Group’s experience in implementing projects such as Madinaty, Al-Rehab and Nour City, the project is designed to strengthen Egypt’s position as a Mediterranean destination and support the continued growth of tourism, hospitality and coastal living on a national level.

Whereas earlier North Coast development focused on seasonal use and relatively limited year-round infrastructure, SouthMED was built around the proposition that Egypt’s Mediterranean coast could sustain a very different kind of community: one characterized by the depth of amenities, quality of hospitality, and continuity of infrastructure to compete as a destination in its own right. As construction progresses and Phase Three approaches, the project continues to evolve into one of the most important mixed-use coastal projects in Egypt, combining residential living, tourism, entertainment and a waterfront experience into one master-planned destination.
