Buyers with an agricultural imagination will want to know about Little Brook Farm. This 12.6-acre equestrian estate in Carlisle features the desirable features of country living: rustic tranquility amidst gently rolling pastures, an updated farmhouse combining classic architectural details with modern amenities, and a custom-designed barn. Plus there are horses.
“This is a very special property. The owners have spent many years transforming it into their dream home,” said Rory Vivek, who listed the property. Little Brook Farm at 225 Lowell Street in Carlisle for $1,995,000.

“It offers peace, privacy and timeless New England charm. It’s also a working farm, with horse stalls rented out to resident horses and staff to help run the business,” she said.
She explains that although the zoning is residential, the property is allowed to be used as a stable for working horses, and when ownership of the farm changes hands, employees can remain in their positions, if necessary.
“There’s a barn manager and a number of residents who work… part-time,” Vivek explained.
There is also the possibility of partitioning. While some lots larger than 12 acres consist of wetlands, a two-acre Carlisle zoning would allow the owner to subdivide at least two buildable lots.

The home, built in 1966, is 4,646 square feet. It has four bedrooms, three-and-a-half bathrooms, a living room with a fireplace, a spacious chef’s kitchen equipped with a six-burner Wolf range set on a large island, soapstone and butcher block countertops, quarry tile floors, a Kitchen Aid double convection wall oven, a farmhouse sink, and a dining area. Other rooms include a formal dining room, home office, walk-in closets, and a large entry room with built-in storage and seating. A covered porch extends across the back of the house, and is spacious enough to provide comfortable gathering and dining areas.
Just outside the kitchen door, there is a fenced vegetable garden and a small orchard that grows fresh produce.

The barn has six horse stalls, a tack room, a hayloft, and washing and grooming areas. Outdoor equestrian facilities include eight fenced, split-rail paddocks, a riding ring, oval track, and equipment storage space. Pastures have a particularly valuable feature in cold New England winters: year-round running water with frost-free taps connected to a water line less than four feet tall, the frost line.
Outside of Little Brook Farm’s generous acreage, there is direct access to miles of the reserve’s trails offering scenic horseback riding, hiking or mountain biking.

“There are several miles of trails in the Conant Land Reserve, as well as private conservation lands adjacent to this property,” Vivek said. “You can ride 1.1 miles on Old Morse Road to Great Brook State Park, where there are 20 miles of trails, or branch off to Cranberry Bog where there are another 4 or 5 miles of trails.”
The Kim Patenaude and Rory Fivek Group of Barrett Sotheby’s International Realty in Concord has the listing.
