From move-in ready single-family homes to a picturesque country retreat, here’s a quick look at what you can expect from $1 million to get you in this western region of Massachusetts.

the Berkshires Berkshire homes are known as a summer vacation spot for wealthy New Englanders and New Yorkers—but not all Berkshire homes are out of reach for buyers with more modest budgets.
“At Berkshire, you can expect to find any style of home,” Berkshire agent Finn Hanley said. The team of Berkshire estate agents at Compass. “Whether you want a half acre or 20 acres, you can get any of it for under a million dollars.”
Robin Pan, who also works with Compass, said the Berkshires are a “cultural resort,” pointing to the large number of auditions throughout the year, such as MASS MoCA in North Adams and Mahayue Center for the Performing Arts In Great Barrington.
In the summer, Ban recommends The Boston Symphony Orchestra’s residence in Tanglewood In Lenox, in the winter, ski to your heart’s content. But it’s not just about having fun; It’s practical too.
“It’s equidistant between Boston and New York, so I find a lot of buyers with kids or families in both places. It’s the perfect meeting point,” Pan said.
Berkshire County is a wide-ranging mecca, where location is the star of the show.
“There could be a one-bedroom, one-bath, three-season cabin in Stockbridge Bowl — we don’t have a lot of lakes here, so lakefront is very valuable — and it could sell for $1 million or $1.5 million,” Pan said. “The house itself, even if it’s a mile away, can be worth $200,000. It’s a matter of the view, the location, even which part of the road you take.”
Doreen T. Kunza listing agent with Monarch Reality in Adams, also noted the differences between homes worth $500,000 to $1 million and homes worth less than $500,000. Homes at the upper end may be “ultra modern” and have everything you need; On the lower end, it would still be great, but with some sacrifices, she said.
“If you want a house that needs a little bit of work, or you might want to add a garage, or you want to sacrifice the condition of the house for the location, or anything you want to add later, you’re going to be looking at $200,000 to $500,000,” Kunz said. “If you want a good repair and you’re a helpful person, anything under $200,000 will be fine for you.”
No matter the style, Kunz said there is something for everyone.
“Everyone wants to move here; we have retirees, health care professionals, artists, musicians in museums and colleges. We have everyone because it’s so peaceful and quiet, and it’s more affordable than a lot of other areas in the state,” Kunz said.
